Tenants in Sofia pay considerably more than in Bulgaria's other large cities. According to an analysis by the platform Domly, reported by the portal Flagman.bg on 26 October, the median rent for a two-room flat in Sofia is 650 euros a month. In Varna it is 550 euros, in Plovdiv 500 euros and in Burgas 450 euros. The analysis covered 27,292 active listings on the portals imot.bg, alo.bg and homes.bg as of 25 October 2026.
In Burgas, a one-room flat costs about 300 euros at the median and a three-room flat 625 euros. The range between neighbourhoods is wide: in Meden Rudnik the median for a two-room flat is 300 euros, in Bratya Miladinovi 420 euros, and in more sought-after areas up to 700 euros. Only 7 per cent of Burgas listings with a known type of advertiser come directly from owners; the rest come from agencies.
The share of suspiciously cheap offers stands out. Domly counted as such agency listings priced at least 40 per cent below the median for similar flats in the same neighbourhood. In Burgas this applied to 256 of 2,146 listings, or about 11.9 per cent – more than six times the share in Sofia at 1.8 per cent. Plovdiv stands at 2.9 and Varna at 1.9 per cent. That does not prove each of these offers is dishonest. According to the report, however, callers are often told the flat has 'just been taken' and are steered towards other, usually more expensive properties.
