Property in Bulgaria: Developers expect long plateau rather than falling prices

Sales are falling, but developers have reserves and are not forced to sell, says an industry executive. According to the Registry Agency, sales in the third quarter were down 22%.

Bulgaria's property market is cooling, but home prices are unlikely to fall. That is the view of Iliya Komitov, commercial director of the construction company Urbana, in an interview with Money.bg on Oct. 30, 2026. "Prices are high," he said, but unlike during the 2010–2013 crisis, sellers today are not forced to sell. He therefore expects "a long plateau period." Buyers are also becoming more selective: if ten people were interviewed, nine would say they cannot find what they are looking for on the market.

The cooling is visible in the data: according to the Registry Agency, 45,312 property sales were registered nationwide in the third quarter of 2026, 22.1% fewer than a year earlier. In Sofia there were 7,282, down 21.2%. At a real estate forum in Sofia, Georgi Shopov, chairman of the National Association of Construction Entrepreneurs, said preliminary contracts for new builds had fallen by 12% to 15%, and that the decline for the full year would not exceed 20%.

Komitov bases his view on the fact that many construction companies have their own capital and are not under pressure from bank debt. In the 2010–2013 crisis, by contrast, developers and owners were forced to sell. Officially, price cuts will therefore probably not even show up in the statistics, he told Money.bg.
