What an apartment costs in Sofia depends heavily on the neighborhood. That is the picture from an overview by the Bulgarian finance portal Finansov Savet (finansovsuvet.com, updated Oct. 15, 2026), based on median asking prices from the property portal imot.bg as of Oct. 8, 2026. For the city as a whole, the median asking price is €2,518 per square meter. The most expensive areas are Izgrev at €4,293, Iztok at €4,256, Ivan Vazov at €4,208, Lozenets at €4,047 and Oborishte at €4,008; in the center around Doktorski Pametnik, prices reach up to €5,567.

The large residential districts with many prefabricated blocks are cheaper: Lyulin 1–10 has a median of €2,082, ranging from €1,883 in Lyulin 5 to €2,374 in Lyulin 7. Nadezhda is at €2,106 to €2,417, Ovcha Kupel at €2,301, Studentski Grad at €2,704 and Mladost 1–4 at €2,504 to €2,992. For landlords, a two-room apartment yields a median gross return of about 4.2% a year and a three-room apartment about 3.5%, according to the overview – about 2.8% to 3.0% in expensive districts and 4.4% to 5.1% in affordable prefab areas. The median rent for a two-room apartment recently fell from €631 to €621.

Meanwhile, the market is cooling. According to the Registry Agency, cited by Finansov Savet from a report in the newspaper Capital, 7,282 property deals were concluded in Sofia in the third quarter, 21.2% fewer than a year earlier; nationwide, the figure was just over 45,000, down 22%, Ruse.news reported on Oct. 8, 2026. Prices are still rising: according to preliminary data from the National Statistical Institute (NSI), homes in Sofia were 13.2% more expensive in the second quarter than a year earlier. Important for buyers: asking prices are not transaction prices – 55% of the brokerage Address's own third-quarter deals in Sofia were closed at a discount, Finansov Savet said, citing Investor.bg (Oct. 6, 2026).
