New metro lines and the completion of the ring road are set to reshape Sofia's property map. That is the conclusion of an analysis by the portal Business.dir.bg published on 15 October, based on plans by the city and the planning agency Sofiaplan. Ten new stations are due to open in 2026 and 2027, bringing the network to about 61 kilometres and 57 stations. Extensions are planned from Lyulin to the ring road (2 kilometres, 2 stations), to Student City (5 kilometres, 5 stations) and, with three stations, to the lower station of the Simeonovo lift. According to a photo caption, Pancho Vladigerov station is 90 percent complete.

Further extensions towards Obelya and Slatina are being prepared. A third metro line of about six kilometres via Geo Milev, Asen Yordanov, the Arena Armeec area and Tsarigradsko Shose has been included in the amendment to the city's general development plan. In September 2026, the National Expert Council also approved the plan for the last unfinished section of the Sofia ring road. According to Sofiaplan, building a new metro usually leads to more construction and investment activity. Current construction is concentrated in the south – in Vitosha, Manastirski Livadi, Malinova Dolina and Simeonovo.

Prices vary widely. According to asking-price data from the portal Imot.bg as of 1 October 2026 – prices sought, not actually paid – homes in Belite Brezi cost around 3,021 euros per square metre, in Borovo around 2,984, in Benkovski around 2,204 and in Botunets around 1,302 euros. The analysis names Nadezhda, Iliyantsi, Benkovski, Levski and Vrazhdebna as long-term development areas in the north. At the same time, the market is cooling: according to the Registry Agency, 7,282 property sales were registered in Sofia in the third quarter of 2026, 21.2 percent fewer than a year earlier.
